RC-2 Residence District.

  • The purpose of the RC-2 Residence District is to provide areas within the City for the densest residential development permitted under the terms of this Subchapter.
    (1) 
    Permitted Uses. Those uses permitted in the RC-1 Residence District.
    (2) 
    Transitional Uses. Those transitional uses permitted in the RC-1 Residence District.
    (3) 
    Special Uses.
    (a) 
    Those special uses permitted in the RC-1 Residence District.
    (b) 
    Apartment Hotels.
    (4) 
    Floor Area Ratio. The floor area ratio on a lot in the RC-2 Residence District shall not exceed 1.8.
    (5) 
    Land Area Per Dwelling Unit. There shall be a minimum of eight hundred (800) square feet of land area for each dwelling unit of two bedrooms or more; six hundred (600) square feet of land area for each one bedroom dwelling unit; and, four hundred (400) square feet of land area for each dwelling unit with no bedrooms.
    (6) 
    Front, Side and Rear Yards. The front, side and rear yard requirements in the RC-1 Residence District shall apply to the RC-2 Residence District.
